Terms of stay
The short version of how a stay with us works. Last updated 1 September 2026.
A booking is confirmed when we send you a written confirmation. We hold a card to guarantee the stay and charge it only as described in the cancellation policy.
Free cancellation up to 14 days before arrival. Inside 14 days we charge the first night. Non-refundable rates are marked as such at booking. Offers may carry their own conditions, shown on the offer page.
Rates are per room per night, include breakfast and local taxes, and are shown in US dollars. Extra guests, cots and experiences are charged as listed.
Check-in is from 3pm and check-out by 11am. Early arrival and late departure are possible when we can and are confirmed on the day.
Guests are asked to respect the quiet of the house after 11pm, to leave rooms as they found them and to tell us about damage so we can put it right. We reserve the right to charge for damage beyond normal wear.
We take care of your belongings as far as the law requires. Valuables are safest in the room safe. Activities and experiences are run by partners with their own insurance and conditions.
